The value of a property can be influenced by many factors. Some issues (deterioration or obsolescence) can be fixed or cured, and some are not curable.

If the cost of fixing something is less than the value such an expense will add, the property has an upside, making it a Good Buy.

If the cost is more than the value added, the property is a Bad Buy.
